If you’ve been watching the real estate market lately, you’ve probably noticed a lot of talk around home prices—and for good reason. As of Q1 2025, more than 80% of U.S. metro areas have reported price increases, with over 10% of markets showing double-digit gains.

But while prices are still rising, the pace is beginning to shift. As a REALTOR®, HAR member, and Certified Probate Real Estate Specialist (CPRES), I’m here to break down what’s happening—and what it means for your next move.

📈 Prices Are Still Climbing—But at a Slower Pace

The market is no longer in the frenzied boom of 2020–2022. Instead, we’re seeing what many economists call a “price moderation”—where home values are increasing, but more gradually than in past years.

In the Houston area and similar markets, this means:

  • More listings are available (inventory is up)

  • Bidding wars are less frequent

  • Buyers have more negotiating power than they did even a year ago

That said, sellers are still benefiting from solid equity growth—especially if they’ve owned their home for several years.

🏠 What’s Driving These Price Trends?

Several key factors are influencing home price movement in 2025:

1. Mortgage Rates:
Rates remain elevated (hovering around 6.7% in early May), which has cooled some buyer enthusiasm. This reduces rapid price inflation but also lowers competition slightly.

2. Inventory Growth:
There are more homes on the market now than we’ve seen since 2019. That’s good news for buyers—but also means sellers need to be more strategic in pricing and marketing.

3. Regional Differences:
Markets like Houston remain strong due to job growth, affordability, and population gains. However, some overheated markets, especially in coastal states, are seeing price softening.

🏡 What This Means for Sellers

Sellers, don’t panic. Home prices are still up—but buyers have more options. That means your property needs to stand out with proper staging, accurate pricing, and strong marketing.

I specialize in helping families prepare homes for sale—especially inherited or probate properties. If your home isn’t brand new or updated, I’ll help you highlight its best features and attract serious, qualified buyers.

📊 The Bottom Line

Home prices in 2025 are still climbing, but more steadily and sustainably than in previous years. This creates a more balanced market—one where smart strategy matters more than ever.

Whether you’re buying, selling, or managing a probate transaction, I’m here to guide you through every step with market expertise, compassion, and clear communication.
